Rental Policies

Below are general Rental Policies that apply to all AZrentahouse-managed properties and amenities.


ARRIVAL DATE

CHECKING IN

In Preparation for getting ready for check-in, you will be sent pre-arrival documents for signing.

*Please have these completed and returned before your check-in date.

Check-in is at 4 pm and an AZrentahouse team member will be there to greet you and go over your luxury vacation rental property and amenities.

FRAUD PREVENTION
*Due to an increase in Fraud, your greeter will need to check your ID and Credit Card to verify you are the renter.
**In addition, any bookings made the same day after 6 pm will not be allowed access due to fraud.
***Due to new Arizona laws regarding short-term rentals, we are required to run a background check on all guests staying at a property in the town of Carefree, the town of Paradise Valley, and the city of Scottsdale. We will need the name and state of residence for all guests staying at a property in one of these towns or cities.

SECURITY

We have two roving security guards who patrol all properties, Their names are Derek and Cecil. Please be aware they may make contact with you or your group if a noise complaint has been filed by a neighbor or City Officials.

SCOTTSDALE RENTAL PROPERTY POLICIES 

Parties and Events Policy

The City of Scottsdale has been cracking down on short-term rental laws. Parties and events are not allowed. We ask all guests to be respectful and to remember that these properties are in Residential  Neighborhoods.

Occupancy Policy

Arizona state law is that up to 16 occupants may stay at a short-term rental. The city of Scottsdale is stating they only will allow 6 occupants.

Noise Deposit & Complaints Policy

A $2500 noise deposit will be held upon check-in. This is due to the brand new law in effect (*Effective 1/9/2022), If any noise complaints are filed or reported, per neighbor, or police the deposit will be held. If there are no complaints made then the deposit will be refunded immediately after departure.

POOL POLICIES

PLEASE READ CAREFULLY:
A “Waiver of Claims, Assumption of Risk, and Indemnity Agreement” form requiring your signature will be provided upon check-in for any property with a pool.

BY SIGNING THE FORM, YOU WILL BE CHOOSING TO WAIVE CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE.

You will be providing consent that you recognize and fully understand certain things Regarding the vacation home pool including:

• At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the

pool and are responsible for all persons using the pool during your stay.

• My use of the pool facilities during my stay involves certain risks, including but not limited to:

1. The risk of injury resulting from possible malfunction of the pool equipment.

2. The risk of injuries resulting from tripping or falling over obstacles in the pool area.

3. The risk of injuries resulting from unsupervised divers and swimmers colliding.

4. The risk of other injuries resulting from participating in any action in the pool.

• I recognize and fully understand that the above list is not a complete or exhaustive list of all possible

risks; the list only provides examples of types of risks that I am assuming.

In exchange for the Owner allowing me to utilize the pool and area during my stay, I hereby agree to

the conditions below. I fully intend and choose to give up the legal rights, as stated below:

1. TO WAIVE ANY AND ALL CLAIMS that I have or may have in the future against the Owner, its

directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”)

relating to my use of the pool and pool area;

2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other

cost that I, my invited guest, or my next of kin may suffer in connection with my use of the Releasees

pool or pool area to any cause whatsoever, INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES;

3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or

personal injury to, any third party, resulting from the use of the pool or pool area

4. That I am over the age of 18 and that I am responsible and will adhere to all the rules of the property.

DAY OF DEPARTURE

  • Check-out is 10 am. All guests and personal possessions must be off the premises by 10 am.

  • The cleaning fee covers standard cleaning, this does not include stains on upholstery, carpets, flooring, etc. Backyards must also be free of Debris.

  • Please be respectful and clean up after yourselves.

  • Late checkout may be available but must be arranged for with the owners prior to check-in. Fees may apply.

  • Remove all used sheets from the beds, fold them, and leave the comforter, blankets, and pillows on the bed.

  • Please collect all sheets and towels that were used during your stay, and place them in the basket in the laundry room.

  • Dispose of all opened foods and perishable items. Leave unopened, non-perishable items as our cleaning crew will take care of the extra food, drinks, or anything else not opened.

  • Empty all trash cans and put all trash into the trash cans off the side of the house. The recyclable items go into the blue can. If the recycle bin is full, put all recyclables into the regular trash.

  • Load all dirty dishes into the dishwasher and start the dishwasher or wash all dishes by hand.

  • Put all furniture back the way you found it.

  • Make sure all windows and doors are shut and locked.

  • Turn off all lights, TVs, and other electronics.

  • Check the dryer for your clothes, and if you have all your electronic gadgets & power supply cords.

  • If Jacuzzi was used during your stay, make sure the cover is on and the jets are off upon leaving and the water level is not low.

  • If the grill is used or fireplaces make sure the gas is turned off.

  • When departing hold your hand against the door like shown at check-in to lock the front door after you leave.

    • You do not have to be present during checkout, someone from quality control does a walk-through. This makes sure no damages have been made and nothing is broken, not working, or not in the original state of check-in. If there is no damages made you will receive no context with your greeter if there is damage, missing items, excessive cleaning, breach of contract, stains and soon you will hear from the office or your greeter within 3-5 days with timestamped photos.
